07/25: The building costs are currently being recalculated by an experienced structural engineering contractor; he suspects that significant savings are still possible. We assume that the figures mentioned here will have to be adjusted in part. A change will result from the owner’s specification: the costs for the property amounting to 1,360,000 euros will be eliminated, as he will offer us a leasehold agreement; this will initially reduce the initial investment to 22,235,000 euros.

Business management analysis

Due to Lothar Gassmann’s visit to the “Encounter Park in Kentucky” in April 2024, we have received current figures on visitor numbers and local admission prices, which can be used for business management evaluation. Approximately 1 million visitors per year were mentioned, which per day would result in 2,777 visitors. (Note: the park in Kentucky cost approx. 100 million dollars in 7/2016 according to Vice President and Co-Founder Mark Loy and is debt-free today) If we very cautiously assume 500 visitors per day at a ticket price of € 19, – this would result in a monthly income of approximately € 285,000.

For the assessment, the concept must be evaluated; in Kentucky, the creation theme predominates, accompanied by a zoo. However, our park will have at least five separate attractions. One of the largest and most interesting Bible exhibitions in the world; the “Park of Encounters” (can also be experienced separately for a small entrance fee); the science exhibition with new and largely unknown presentations and also the cultural-historical themes will appeal to their own target group. The whole thing is complemented by a constantly updated theme exhibition. The creation theme is taken up both in the Ark and in the scientific exhibition. According to our estimates, the overall attractiveness of the CKP can therefore be classified as very high.

Quote Mark Loy: The economic impact of the Ark and the Museum prompted the Northern Kentucky Convention and Visitors Bureau to award Answers in Genesis the Star of Tourism Award in 2017. The economic impact of the Ark Encounter Park in its first year was estimated at around $200 million. Ken Ham, head of “Answers in Genesis”: “What I notice when I walk across the parking lots of both attractions is that about 95 percent of the vehicles have license plates from other states”
